Smart renovation.

Three million square meters of housing have been commissioned in Moscow. How is Moscow updated?: Moscow: Russia: Lenta.ru

The first stage of Moscow’s renovation is half completed. In many areas, the future outlines of the capital are already visible, you can imagine what the city will be like when the big construction is completed. And the difference is not just in new square meters, the urban environment and the quality of life in general are changing. How this transformation takes place and what is the result – in the material “Lenta.ru”.

By the end of 2022, there will be more than 100 thousand new settlers who have already changed their housing under the capital renovation program or are still in the process of moving. By mid-November, more than 88,000 Muscovites had received new apartments. This is comparable to the population of the Black Sea Gelendzhik, where 80.2 thousand people live.

The rate of renovation is increasing. Since the beginning of 2022, 36. 8 thousand Muscovites have completed the move, and from 2018 to 2021, 47.6 thousand. Thus, almost 40 percent of all new settlers moved this year alone. Renovation goes strictly on schedule.

Recall that the housing renovation program was approved by the mayor of the capital, Sergei Sobyanin, in August 2017, it will provide a million Muscovites with new modern living space.

“When the first part of the townspeople moves to start-up houses under the renovation program and old houses are demolished nearby, there will be a second wave on these sites, even steeper and larger than the first,” Moscow Mayor Sergei Sobyanin noted earlier.

The program has already demolished 130 resettled houses, built 221, their total living area is 3 million square meters. 167 facilities (2.7 million square meters) are under construction, another 226 (4.5 million square meters) are under design.

Most new settlers are in the South-Eastern District – about 15. 2 thousand people, in the Western – more than 13.5 thousand and in the North – 12.4 thousand.

South-East: an early start

SEAD became one of the first districts where the resettlement of residents began under the renovation program. Already in December 2018, residents of Kuzminki and Tekstilshchikov began moving to new apartments. In the Okrug, it is planned to resettle 818 houses for renovation, since the beginning of the program, 77 houses have been included in the process, 35 of them have already been settled.

Since the beginning of 2022, 29 houses have been resettled – these are old buildings in the Kuzminki, Yuzhnoportovy, Ryazansky, Lyublino and Nizhny Novgorod districts. Now in the South-Eastern Administrative District 29 new buildings have been transferred for settlement, two more are preparing to receive residents. Another 24 houses are being built in the district and 35 are being designed. In total, this will provide more than a million square meters of housing, which will make it possible to provide new apartments to more than 30,000 residents.

At the end of September, a project for the construction of a residential building in Lublino was approved. This is a 13-storey building with 80 apartments with underground parking (address – Lyublinskaya street, property 111, building 3). The project provides for the arrangement of driveways, sidewalks, outdoor lighting, gazebos and playgrounds.

In mid-October, a project for the construction of a street and road network for the whole block, which is being built in Lublin for renovation, was agreed upon. A new car passage will appear on the section from Krasnodonskaya Street to the building at 13 Verkhniye Polya Street, building 2.

Ground signs and tactile stripes will be installed for people with disabilities, and sidewalks will be at least two meters wide. In addition, in the course of the work, it is planned to install street lighting, rainwater and cable sewers.

The largest number of Muscovites moving into new apartments under the renovation program live in the area of ​​Prospekt Vernadsky in the west of the capital. About 8.5 thousand residents of the district have already celebrated housewarming or are in the process of moving.

33 old houses are being settled in the area of ​​Prospekt Vernadsky: 12 have already said goodbye to their residents, eight of them have been demolished. In total, since the start of the renovation program, 23 dilapidated residential buildings have been dismantled in the district.

According to Rafik Zagrutdinov, Head of the Moscow Construction Department, all houses under the renovation program are being dismantled using smart demolition technology. Its main principles are safety, environmental friendliness, maximum processing and reuse of generated waste. Since the beginning of renovation in Moscow, 130 old houses have been demolished.

Getting rid of dilapidated housing, CJSC leads in terms of the number of new buildings erected on the site of demolished five-story buildings. Only on Vernadsky Avenue at the time of publication of this material, eight new houses are being populated.

During the entire period of the program in the west of the capital, 26 new buildings in eight districts of the district were transferred for settlement. Muscovites from 89 old houses have moved or are moving into them.

More than four thousand families have already settled in new apartments. Resettlement is taking place in the districts of Novo-Peredelkino, Prospekt Vernadsky, Fili-Davydkovo, Mozhaysky, Ochakovo-Matveevsky, Filevsky Park, Solntsevo and Kuntsevo.

Eight residential buildings with a total area of ​​106.2 thousand square meters are being built in the Mozhaisk region. So these areas will soon be among the leaders in terms of the number of new settlers.

Completed ahead of schedule

In the Northern Administrative District, 44 new buildings are being built and designed under the renovation program. “This is over 700 thousand square meters of housing. About 35 thousand Muscovites who now live in houses planned for resettlement and dismantling will receive apartments in these houses, ”the Moscow Construction Department explained.

About 2.5 thousand residents will receive new apartments in houses that will be built on the site of dismantled old residential buildings. In particular, two houses are already being built on Beskudnikovsky Boulevard, property 52 and Dmitrovskoye Highway, ow. 93, building 2. The house, which will be built on Dmitrovskoye Highway, property 89, is currently being designed. Another site at Beskudnikovsky Boulevard, property 50 is expected to begin construction.

Most of the houses for resettlement under the renovation program are built in the Golovinsky district. 11 new buildings with a living area of ​​87.2 thousand square meters are being built here. And in the Zapadnoye Degunino district, the first stage of renovation is completed ahead of schedule. In November, the third new building (Puteyskaya street, building 2), built under the program, began to be settled here. Residents of the last old houses that were renovated (there were 11 in total) will move into it. According to the plan, this stage was to be completed in 2024.

Pumped up the environment

The renovation program is more than just updating the housing stock. “This is an opportunity to create a modern high-quality urban environment, where space will be created for comfortable living, recreation and work of Muscovites,” explained Lente.ru in the Moscow Construction Department.

New social facilities are located on the first floors of new buildings: cafes and restaurants, shops and pharmacies, organizations and enterprises related to leisure and recreation, clubs and even kindergartens.

“Due to the thoughtful formation of a network of streets, boulevards, driveways and public transport stops, the accessibility of schools, kindergartens, clinics, sports facilities and other social infrastructure facilities will improve,” says Rafik Zagrutdinov, head of the Moscow Construction Department.

According to him, the use of different types of plants inside the blocks in the near future will allow Moscow to become a green and environmentally friendly city. Residents will have a private space for quiet rest, where there will be playgrounds, divided by age, workout areas, pedestrian and walking areas with flower beds, benches, swings, and special areas for walking dogs.
