City within a city Today’s post is about the largest residential complex in the US under: topbloger – LiveJournal
Today’s post is about the largest residential complex in the US called Co-op City.
Wikipedia also reports that this is the largest cooperative residential complex in the world. Having been there, I tend to believe it. Judge for yourself: Co-op City covers an area of 1.3 km2, on which there are 35 high-rise residential buildings and 7 clusters with three-story townhouses, the total number of which is 236. There are 15,372 apartments in them, in which about 55,000 people live. If this residential complex were given the status of a separate city, then it would be the tenth most populated city in the state of New York.
Outwardly, Co-op City most of all resembles Soviet new buildings – many high-rise buildings with large spaces between them, kindergartens and schools in the center, and wide streets with green spaces around. In New York, building like this, to put it mildly, is not customary. It was very surprising to see such a building, and not anywhere else, but in the Bronx.
…2. When you drive past on the highway, it seems that this is not New York at all, but a sleeping area of some St.
Petersburg or Moscow. The area at the end of Bucharestskaya Street in St. Petersburg once looked about the same until they began to build up compaction there.
3. Co-op City is located almost on the very edge of the city, in a fairly green area of the Bronx called Baychester. Opposite is the largest park in New York, Pelham Bay.
4. Construction was carried out on a wetland that once upon a time, as is customary in New York, was a dump, then in 1960 an amusement park was built on it called Freedom Land. Four years later, the park successfully went bankrupt and the land was transferred to residential development, which began in 1966 year. The construction was carried out as part of the Mitchell-Lam subsidized housing program, which I already wrote about. In December 1968, the complex received its first tenants. Officially, construction was completed in 1973, but some buildings were finally commissioned only in the early 80s.

Together with Abraham Kazan, they developed and actively promoted the concept of affordable co-op housing in the United States. Jessore, as an architect, took part in the creation of most of the cooperative residential complexes of the city.

The complex is located in a low coastal zone, the soil on its territory is unstable and has a high level of groundwater, which leads to the destruction of the asphalt-concrete pavement of roads, underground utilities, as well as the walls and floors of the first floors of buildings. 24. There are no parking lots inside. All cars must be left either on the street or in one of the multi-level car parks. You can only drive up to the front door for unloading and disembarking passengers.

Also on the territory there is an electrical substation, a boiler room, a separate building with air conditioning equipment and a fire station.

34. Since the complex is a cooperative, it is managed by a specially created RiverBay Corporation. The management consists of 15 board members who are chosen by the tenants and do not receive a salary for their work. This company employs about 1,000 people. They deal with all issues of repair and maintenance of buildings, garbage disposal, as well as cleaning and landscaping.
35. The complex has its own security service Co-op City Police staffed with security guards, patrol officers, detectives, and first aid specialists.

In their structure there is even a unit for combating organized crime. All employees are dressed in special uniforms, armed, have the authority to use force and arrest, and drive patrol cars with flashing lights and special paint.

To become a Co-op City tenant, you must meet a number of requirements: have no criminal record (you will be specifically checked for this), have the required credit level (at least 650), have no other housing, and have a certain income for each type of apartment (it should not be lower and not higher than a certain figure). After that, you will be placed on a waiting list, which can be for more than one year. As a result, you will be able to “buy” an apartment at a price much lower than the market price. But in fact, this will not be a purchase, in fact, you will make a large deposit for the right to rent an apartment, and you will not be able to dispose of it as your own property, i.
e. you can’t sell it. When you want to move out, you will get your deposit back. Every month you will have to pay for utilities, which are calculated on a non-profit basis, i.e. you pay for them exactly as much as it costs. 37. The racial makeup of the complex is 55% black, 25% Hispanic, and 20% white. There is a special quarter with residents who are over 60 years old. About 8,300 people live there, making it the largest natural population of retirement age in the United States.
