    Children are happy, parents are free or How to find a kindergarten in Thailand

    Modern kindergartens in Thailand are not inferior to global education standards. Therefore, if you buy a home in this country or decide to spend the winter here with your children, be sure that your child will study in a good place under strict supervision, receive sunny vitamin D and keep up with peers in their historical homeland.

    Thais love babysitting, they are joyful and friendly caregivers. In their institutions, everything is built on a gentle and attentive attitude towards the younger generation. Most kindergartens in Thailand have an educational and entertainment program.

    Types of kindergartens

    Thailand has a wide variety of kindergartens for every taste and budget. These are public or private Thai, as well as private international or national, including Russian, preschool educational institutions. Kindergartens accept children from one and a half years.

    Private Thai kindergartens differ from public kindergartens in the intensity of training and the presence of additional subjects in the program.

    In international kindergartens children from different countries of Europe and Asia are studying, including the Thais themselves. The advantage of this education is that children immediately begin to communicate in English, use foreign words that they quickly grasp, and also communicate with children from a different culture.

    In kindergartens founded by Russians, – Russian staff, all lessons are in Russian, except for a few hours of English and Thai per week.

    In preschool institutions, safety is of the utmost importance. Video cameras are installed in the premises, which record everything that children do. Groups are usually small – up to 20 children. The younger the kids, the smaller the groups.

    Teaching methods

    The main feature of international kindergartens is English-speaking management and Western teaching methods. Textbooks can be American, British or Canadian. In Russian kindergartens the emphasis is on the culture and language of the native country. There are kindergartens that develop children according to Montessori and Waldorf methods. Thai Kindergartens prepare toddlers for admission to Thai schools and teach preschoolers to write and read in Thai.

    Each kindergarten has its own developmental program, which may include lessons in music, drawing, modeling, mathematics, natural history, speech and creativity development, and swimming. Some of them are included in the cost of visiting, others are paid separately. A child’s sleep hour is individual.

    Pre-school education in Thailand until the age of 5, after which children start attending elementary school.

    Opening hours

    Thai kindergartens are usually open from early morning (7-8.00) to evening (19.00) or before lunch (14-15.00), because they are designed for working and busy parents. Some kindergartens are open around the clock and the child can be left there overnight. Being late is not considered something seditious. Children can visit the kindergarten part-time or spend time in it on weekends. This is very convenient if there is no one to leave the child at home with or if you need to leave somewhere urgently.

    Nutrition

    Little children, of course, love all the most delicious and sweet. It is especially useful that in Thailand, instead of sweets, they eat seasonal organic fruits rich in vitamins. Every day, children eat vegetables, rice, potatoes, lean meat, cereals, drink natural juices, milk and clean water. Private gardens may offer their own canteen with meals for children. The diet depends on the type of kindergarten – Thai, Russian, British, etc. – everywhere there will be their own national cuisine features (in Thai cuisine, children are not given spicy dishes). In Russian kindergartens, they even cook borscht. In some gardens, lunch and afternoon tea must be brought from home.

    Kindergarten equipment

    Pre-schools are sometimes part of larger educational centres. Kindergartens almost always have a courtyard with a playground or swimming pool and are located behind a small fence or wall separating the kindergarten from a busy street.

    Pay

    Thai kindergarten costs about 5,000 baht ($140) per month. Prices in international and Russian gardens range from 10,000 to 20,000 baht per month. The peculiarity of pricing is its flexibility: most kindergartens have several payment options, depending on whether the child comes for a full day or half a day, and how many days a week. There is a system of surcharges if the child stays for the so-called extension or parents book additional private lessons. In some kindergartens, for an additional fee, children can be picked up and brought home.

    How to find a kindergarten in Thailand

    International and many Russian kindergartens have websites in English and Russian respectively, as well as Facebook pages, which are very popular in Thailand. Another way is to reach out to local expat communities on social media and forums, depending on which part of the Kingdom you are going to. Mothers are willing to share their experiences. Finally, you can use your own transport to travel around the area in which you settled and find the nearest gardens by signs.

    So, there is nothing wrong with taking your child with you to Thailand for a long stay. It can always be sent to a local kindergarten, which the child will sincerely love. Serious teaching methods and experienced teachers will help him keep up with the Russian education program. A child from childhood will be able to perceive a foreign culture and learn English.

    How is land leased from the state with the subsequent right to buy it

    their implementation. Bidding (land competition) is a kind of auction in which a plot is leased to the one who gives the highest rent for it.

    Basically, such auctions are organized for tenants claiming land areas that will later be used not for their intended purpose. An example of this would be the lease of agricultural land for private development.

    If the land allotment is rented out with its subsequent registration in private ownership without organizing a land competition, then the applicant will have to use the site only in accordance with its direct purpose provided by the state:

    1. Agricultural land.

    Such allotments are rented out without an auction, and in the future also property, only on the condition that an agricultural settlement or a farm is organized on them.

    1. Building land for multi-storey buildings or individual housing construction.

    The lease agreement stipulates, in this situation, that the construction is carried out on land leased from the state, which the tenant has the right to buy.

    1. Construction of social facilities.

    If it is planned to build up the leased space with buildings of kindergartens, hospitals, schools, etc. Then the state allows to redeem the leased territories.

    To rent a land plot for one of the listed purposes, you need to contact the local government and obtain prior approval for surveying and registration of the land in the cadastral register.

    After that, an application is written for the lease of the site without bidding. And an announcement is published in the local media that the selected land allotment is going to be rented, with subsequent redemption.

    The applicant will have to wait one month from the date of the advertisement. If after this time, other applicants do not declare themselves, then the procedure for drawing up a lease agreement begins with a further right to acquire ownership. If there is at least one more candidate, then bidding is inevitable.

    Preliminary approval was canceled in 2016, but until now its necessity remains at the discretion of the local municipality.

    What is the procedure for buying out land leased from the state?

    A tenant who wishes to register the leased plot of land as his property must declare this to the landlord during a personal visit.

    The redemption procedure takes place in several stages:

    1. The first stage is an appeal to the local municipality or administration. In this case, it is necessary to have an identity document (certificate of state registration, if the tenant is a legal entity). As well as an extract from the passport issued by the cadastre for the site or its original, the lease agreement and the drawn up plan of allotment.

    To obtain an extract from the cadastral register, you need to visit the Federal Office for Land Cadastral Registration and Cartography.

    After that, employees of the state institution draw up a cadastral plan for the allotment and evaluate the value of the land area. The necessary documentation is issued as soon as the survey of the land area is carried out and the consent of the owners of neighboring plots is obtained.

    2. The second step is to obtain from the landlord a decision that the leased area is transferred into the personal possession of the tenant. Such a decision is made on the basis of the documentation received from the applicant. It also specifies the final cost of transferring land to ownership.

    In order to obtain such a resolution, it is necessary to submit an application of the established form to the regional authorities. Its content is as follows:

    • The heading contains the initials of the head of administration (to whom it is addressed), personal data of the person who makes the application (initials, addresses of registration and residence). It is also necessary to register the representative’s data (initials, phone number, e-mail and passport data).
    • The type of appeal is indicated in the center (application for granting …).
    • Next, the text itself is compiled. It is necessary to register the data of the site (location address, area and purpose of use), the category of its purpose and the number in the cadastral register in it.
    • After the main text, consent is given to the processing and use of personal information. It is confirmed that the information is provided in full and is reliable.
    • Specifies where the results of the consideration of this appeal should be sent (postal delivery, e-mail or personal receipt).
    • Lists all documentation attached to the application, and puts the date of compilation and signature of the applicant.

    The following documents must be attached to this application for consideration by the municipality:

    • Copy of the passport of the tenant or his representative;
    • Cadastral passport of the purchased plot;
    • Two certificates from the unified state register of real estate on the right to buildings on the site and the right to the land plot itself;
    • Copies of certificates that confirm the ownership of buildings located on the territory of the leased land.

    All this is collected in one general package and, together with the application for purchase, is sent to the local municipality for a decision.

    The last step is the payment of the fixed amount for the allotment, the registration of the sale and purchase and execution of the act of transferring the allotment, i.e. ownership certificates.

    Time limits and financial burden of redemption

    The cost of acquiring a leased plot should not exceed the amount at which this allotment was assessed by the cadastre. The exact amount that the landlord will take cannot be announced. But its maximum limits are defined.

    The price of a redeemed land plot is a certain percentage of its appraised value, established by the cadastre. What amount will be declared for the site by the cadastral department depends on the regional location of the allotment.

    1. Often, citizens who have built a structure or building on this site can buy it at a rate of approximately 60% of the appraised value.
    2. The minimum possible percentage is 2.5%. This percentage is set only for plots leased for personal subsidiary plots.
    3. If it is necessary to change the purpose of the land plot, the price can reach the rate of 80% of the cadastral assessment.
    4. In a situation where no construction work or other changes have been made on the site, the buyout percentage will be approximately 20%.

    Before starting the buyout procedure, this land area must be leased for at least three years. And an application for the acquisition of this territory in personal possession without organizing an auction must be submitted before the end of the lease agreement.

    So, the procedure for buying out a plot leased from the state is rather complicated and time-consuming, but it is this procedure that helps to become the owner of the land without significant financial costs. The main thing is to correctly collect and provide the administration with a complete package of documents, competently draw up an application for granting ownership of the allotment and have an agreement on the lease of the site with a further right to purchase.
