Redevelopment of industrial areas: world experience

Cities are formed over decades and even centuries. World capitals and megacities are being built up and developed according to the requirements of the epochs and in accordance with the spirit of the times.

During the period of industrialization, which happened as a result of the industrial revolution, which began at the end of the 18th century and continued throughout the 20th century, territories with a significant concentration of industrial enterprises, plants and factories, the so-called industrial zones, were formed in most large cities.

In those days, it was an integral part of the overall progress, as well as world economic and social development.

But time passed, and society began to understand that living next to smoking factories is actually not the best idea. People wanted to live in the city, walk in the parks, breathe fresh air, and not exist next to gigantic industries. Thus, in the second half of the 20th century, the era of redevelopment began – the transformation of gloomy industrial quarters into new and attractive residential areas.

Redevelopment as a process of modernization of production areas through the revival and revitalization of the existing, fallen into disrepair, development and re-profiling of unclaimed real estate objects in the existing state or irrationally, inefficiently used territories received its greatest development in Europe and America in the second half of the last century. First of all, we are talking about old industrial buildings, warehouses with heavy load-bearing floors and production areas. In addition, due to the non-functional use of such areas in modern cities, there are problems with the environment and the transport situation, as well as the appearance and overall composition of the districts.

One of the options for redevelopment is to preserve the architectural appearance of the building with the transformation of functional use and the reorganization of internal premises and territories in the interests of citizens and economic development.

UK

Paradise Project

Redevelopment in the UK was initially focused mainly on the creation of creative clusters that contribute to the development and improvement of the urban environment. Both the state and private business invest in such projects.

One of the clearest examples of such redevelopment is the 17 hectares of harbor areas with docks in the center of Liverpool, which are of historical importance and have undergone a comprehensive restructuring. The place, called Paradise Project , has become a business, cultural and tourist center of attraction for residents and guests of the city.

The regeneration of the architecturally significant Northern Quarter ( Northern Quarter ) in the center of Manchester was aimed at restoring and repurposing old buildings into retail, office and residential space, as well as creating a comfortable environment for the development of small businesses and creative industries. From 1996 to 2002, 15,000 residential premises were built, designed for 100 thousand inhabitants, as well as 700,000 square meters. m of commercial and office space. As a result, the quarter saw a significant increase in demand for rental properties, population growth, and new jobs began to be created, especially in the creative sector.

Many successful redevelopment projects are also located in London, the capital of Great Britain. In the future, on the territory of an inactive coal-fired power plant Battersea Power Station , Europe’s largest brick building and one of London’s most famous landmarks, is planned to be architecturally preserved commercial and residential property.

In 2010, the complex The Granary was built in the London area of Barking and Dagenham – the most sought-after residential and commercial property on the market with the reconstruction of old warehouse and granary buildings built in the 19th century.

However, the largest new development project in the country remains the London Borough of King’s Cross ( King’s Cross ). Its redevelopment began in the early 2000s and eventually turned into a grand project to transform the once dysfunctional and unattractive 27-hectare forecourt area into one of London’s most fashionable and modern quarters. One of the key features of the King’s Cross development has been the preservation and refurbishment of numerous historic Victorian buildings. The station itself has become a reference example of the renovation of historical heritage, and not so long ago, the construction of one of the largest complexes in London was completed – an elite residential building in old gas tanks.

London Docklands

Despite the successful experience of redevelopment of territories, unsuccessful projects also happen in the UK. The most famous example is the Docklands ( London Docklands ). Destroyed during the Second World War, the port eventually lost its relevance and turned into a socially dangerous territory. The government decided to build a financial cluster on the territory of the former port. However, the lack of transport infrastructure has led to a long neglect of the tallest tower in the Docklands. Much later, thanks to private investment, this area was built up and developed.

Germany

Hafen City

A striking example of a successful revitalization project in Europe is the Hamburg port of Hafen City ( HafenCity ). In the 50s of the last century, large ships stopped entering the operating port with an area of 240 hectares in the very center of Hamburg due to the fact that the harbors no longer corresponded to the dimensions of new ships. At 19In 1999, the city authorities announced a competition for the renovation of the area, and the territory of the former port began to change. According to the developed master plan, 80% of the development is allocated for housing and office real estate, and the rest for infrastructure and public spaces.

Today it is one of the most beautiful quarters in the world, attracting tourists from all over the world. Now Haven City is the flagship district of Hamburg, a real “city of the future”, a catalyst for urban development, setting the highest innovative standards for urban development. According to the plan, the project will be fully implemented by 2025, but for now, the area continues to be actively built up: futuristic buildings, new residential complexes, shops and office centers appear here every year. Some of the most striking projects are the Elbe Philharmonic, built in 2017, and the HafenCity University, which specializes in architecture.

USA

The idea of redevelopment of industrial buildings came to the United States from Great Britain, the birthplace of the Industrial Revolution. Redevelopment has become widespread in the United States literally over the past 40-50 years.

Hudson Yards

The largest development project in the United States is located in the west of Manhattan, in New York’s Hudson Yards ( Hudson Yards ). From the middle of the 19th century, there were railway freight stations in the area, but in the early 2000s, the New York City Council decided to re-profile the location from industrial to commercial and public-residential, and at the same time, grandiose development of office and residential skyscrapers began. Today, the area includes residential buildings, office buildings, an art center, hotels, shopping centers and a giant park area with gardens and groves. Hudson Yards is still under construction, with plans for additional residential, commercial and retail space and a school. When the project is completed, west Manhattan will have more than 18 million commercial and residential spaces, over 100 stores, and approximately 4,000 residences, generating $1 billion in tax payments to New York City and State every year.

Residential area Shagal

As world practice shows, industrial zones, the so-called “brownfields”, have great potential for the development of urban infrastructure. Each project presented above is undoubtedly unique in terms of location, economic parameters, methods of revitalization and reorganization of territories. Most of them are examples of successful redevelopment and a reasonable approach to modern urban planning.

Residential area Shagal

Revitalization of entire districts of the city and redevelopment projects of industrial areas are becoming a trend in our country today. One of the most ambitious such projects is the residential quarter Shagal , implemented by the Etalon Group as part of the integrated development of the ZIL-Yug territory. Such cases of revitalizing areas and adapting existing territories to modern use on the market are very relevant in Russia, and, according to experts, there will be more and more of them, also because places with history are in great demand and are sold faster.
