Central microdistrict (TsMR)

Developed infrastructure, many social and cultural facilities, an abundance of squares and recreation areas, the business center of the city.

Minuses:

Gas pollution, frequent traffic jams, an acute shortage of parking spaces. Housing prices start from 113,222 rubles / m².

Detailed description of the DEM

Microdistrict GMR

There are about ten municipal kindergartens, 3 schools and 1 gymnasium on Gidrostroy. Educational institutions and most infrastructure facilities are located in the northeastern part of Gidrostroy. This is an intensively developing area of ​​Krasnodar.

The closer to the Kuban River and the Staraya Kuban Lake, the more peaceful and suitable for connoisseurs of peaceful sleeping areas. The territory here is actively built up, there are residential complexes – “Yasny”, “Fresh”, “Premier”, “Melody”, a comfortable cottage village “Cote d’Azur” and many others.

Minuses:

Distance from the center of Krasnodar. There is no tram line. Narrow roads within the area.

Detailed description of Gidrostroy

YuMR district

It is considered modern and adapted for fans of busy city life. Located on the banks of the Kuban River, where there are places for swimming and fishing. It has a well-maintained waterfront.

Due to the large number of parks, green areas, as well as remoteness from industrial enterprises, YMR is considered environmentally friendly and is preferred by families with children.

In Yubileiny there are: 7 municipal kindergartens, 2 schools, 2 lyceums and 1 gymnasium, children’s and adult polyclinics.

Pros:

Ecology, shopping center “Five Stars”, Christmas Park on the embankment, Plane Boulevard, dedicated tram line, a large number of minibuses to different parts of the city;

Minuses:

Frequent traffic jams at the entrance and exit from the microdistrict, inflated housing prices. The average price of apartments in the YuMR is 132,312 rubles/m².

Festivalny microdistrict (FMR)

FMR is popular due to its proximity to the city center. The area is suitable for families who appreciate a calm and balanced lifestyle. Within walking distance there is all the necessary infrastructure: clinics, medical institutions, more than 10 kindergartens, 5 schools, lyceums and gymnasiums.

This microdistrict was actively built up in the second half of the last century, so many houses of the old layout remained. However, there are also new buildings. For example, the ASK construction company is building a Marshal residential complex in the area, consisting of two 25-storey buildings made of monolith and brick.

Pros:

Quiet place, proximity to the center, reasonable prices. It is considered one of the most comfortable for life.

Minuses:

Lots of old buildings. The road network is not thought out very effectively where development is underway. There is no tram. The average price for a 1-room apartment in a new building is 134,058 rubles/m²

Detailed description of FMR

Cheryomushki district or KubGU

The ChMR also has a large number of 5-story buildings from the Khrushchev era. But despite this, it is convenient and comfortable in Cheryomushki, the area is inhabited. Transport is well developed here – there is a tram line. It is also customary to call it the area of ​​KSU – Kuban University.

There are dozens of kindergartens and schools, several lyceums and a gymnasium. There is also a large manufactured goods market on the territory.

Pros:

Karasun lakes, embankment of the Kuban river, a lot of greenery, a tram.

Minuses:

A large flow of transport, industrial enterprises, many Khrushchevs and a large private sector. You can buy a 1-room apartment in the new building of ChMR at a price of 127,300 rubles / m²

Enka microdistrict (Zhukov village)

Enka is considered a prestigious district of Krasnodar. It is relatively quiet and calm here, there is a lot of greenery and new playgrounds, sports facilities, including a swimming pool. Despite the small area, there are two kindergartens and three schools.

And although this does not save them from increased content, the location of educational institutions can be said to be a bonus. Schoolchildren here do not need to cross too busy roads, because. educational institutions are located inside residential areas.

Pros:

Many apartments with improved planning, shopping center “Red Square”, Expo Center, “Basket Hall”, close to the exit from the city. C The average price of housing in a new building is 104,835 rubles / m².

Minuses:

Traffic jams towards the city, high population density, insufficient parking spaces.

Apartments in Enka area

Pashkovka

Another vast area in the southeast of Krasnodar. It’s hard to believe, but once “Pashkovka” was a village near Krasnodar. There are quite a lot of private houses in Pashkovka, new cottage settlements are rarely built here.

There are not as many new buildings in the microdistrict as in the same GMR, the prices and conditions in them are different. Residential real estate in Pashkovka costs an average of 101,562 rubles / m².

It is worth noting that the PMR is now a rather densely populated region, and therefore educational institutions are overcrowded, and there is clearly not enough of them. At present, this problem is common for Krasnodar, and the Ministry of Education has been diligently working to solve it in recent years.

Pros:

A green and clean area, a sports complex with a swimming pool, shopping centers “Auchan”, “Lenta”, “Leroy Merlin”, “SBS” are located here, and in a 15-minute drive – one of the largest shopping centers in the south “OZmall” – with an interesting “unearthly “architecture. The airport of the same name is located in the same microdistrict.

Minuses:

Few offers from developers, sprawling private sector, remoteness from the center, average road condition, far from the center.

Detailed description of PMR

SBS shopping center area, RMZ

On the territory of the RMZ there are popular shopping centers: SBS and Galaktika. The private sector prevails in the district, and part of it is occupied by the so-called industrial zone.

However, there are several rather interesting residential complexes under construction here, for example, the residential complex “Ural”.

There are 2 schools and 6 kindergartens on the territory. The main streets of Lisa Chaikina, Uralskaya and Novorossiyskaya.

Pros:

Not far from the center, housing in a new building will cost about 119,888 rubles / m². Pretty well-maintained and self-sufficient area. There are a lot of jobs here. Cons: Traffic jams, proximity to railway tracks, industrial zone.

District RIP

The most inexpensive economy class housing is located here. The area is densely populated and with a rather weak infrastructure and ecology.

Due to the abundance of streets named after great composers, part of this area was called the Musical District.

The main streets here are: Moskovskaya, Petra Metalnikova, Russian, Angarskaya. The streets of Chaliapin, Rachmaninov, Mussorgsky, Tchaikovsky, etc. are well known to the whole city.

In the district, the administration is currently solving the accumulated problems with sewerage, lighting, roads and lighting. Within the next few years, the tram line should be continued here to the end of Moskovskaya Street.

Pros:

The average price of housing is 90,995 rubles / m², here you can find housing for very little money. Close to exit from town. The shopping center “Red Square” can be reached in 10 minutes. Mostly low-rise buildings.

Not all developers observed construction norms here; this area is considered the most unfavorable in terms of the development of social infrastructure. Crowding, there are problems with engineering networks. Here it is necessary to carefully approach the choice of LCD.

Settlement Severny

Included in the Prikubansky district of Krasnodar. There are mostly low-rise buildings here: cottages, duplexes, townhouses. There are few high-rise buildings, which makes it feel more comfortable. Around the silence, clean air and the atmosphere of a leisurely relaxed life. The area is deservedly considered a sleeping area.

Each place has its own advantages and disadvantages. Everyone decides for himself in which area it is better to buy an apartment in Krasnodar. And for those who are not attracted by the busy city life, you can take a closer look at the villages and farms within the city. Among the most popular:

  • Novoznamensky and Znamensky settlements, where modern residential complexes are being built (Sports Park, Smorodina), as well as comfortable cottage settlements like Belaya Dacha. On the territory of the Central and Western Districts, new buildings are rarely built and mostly on the site of demolished dilapidated buildings. These districts are small in size and population, and there is objectively nowhere for them to grow because of the river.
