The territory of the Municipal Formation Izmailovskoye Municipal District is located within the boundaries of district No. axis of Malo-Mitrofanevskaya st. to the railway canvases of the Baltic railway, further to the Baltic railway station, further along the western border of the territory of the Baltic railway station to Lermontovsky avenue, further along the axis of Lermontovsky avenue to the Fontanka river, then along the axis of the Fontanka river to Moskovsky avenue

There are two metro stations (Baltiyskaya, Frunzenskaya), 4 universities, 7 schools, 15 pre-school educational institutions, 1 hospital, 1 dental clinic and a number of other public socially significant facilities on the territory of the district.

Territorial features are the remoteness of the municipality (within the boundaries of Moskovsky district) from Moskovsky Prospekt, the presence of an industrial zone and vast areas not occupied by residential buildings.

The Gagarinskoye municipality is located on the territory of the Moskovsky district of St. Petersburg.

The boundaries of the district are along Yu. Gagarin ave., Blagodatnaya st., Vitebsk railway line, connecting railway line, Moskovsky highway, Danube avenue, Kosmonavtov avenue and st. Ordzhonikidze. nine0003

The eastern border runs along Vitebsky Prospekt and runs parallel to the line of the Oktyabrskaya Railway (clear separation from neighboring municipalities located in the Frunzensky District).

On the territory of the Gagarinskoye municipality there are such dominant objects, known to all residents of the city, as the SCC “Petersburg”, the Central Research Institute. Krylov.

Along Vitebsky Prospekt there are the largest dealer centers “Mercedes”, “Volvo”, “Mitsubishi”, “Ford”; a dealer center for Korean cars is being built on Tipanova Street, and Subaru and Lada centers are being reconstructed on Dunaisky Prospekt. nine0003

In the industrial area bounded by Blagodatnaya and Kuznetsovskaya streets, Yu. Gagarin and Vitebsky avenues, Talosto, Bravo, Soyuzstroytrest, Trayv, Stroydetal, and the 2nd furniture factory are located among others.

Retail trade is represented by the O Kay supermarket, Yuzhny market, Pyaterochka stores and many small and medium retail outlets within residential areas.

The residential quarters themselves consist of houses of the first mass series of the early 60s, have clear boundaries coinciding with the boundaries of electoral districts (4 in total). nine0003

There are 9 schools, 13 preschool institutions, 2 secondary specialized educational institutions, an orphanage, a general polyclinic and a children’s polyclinic on the territory.

According to statistics, as of January 1, 2019, 70,425 people live on the territory of the municipality. This area was built up and settled in the early 60s of the last century. Out of more than 200 residential buildings, 99 are houses of housing cooperatives, i.e. Initially, half of the inhabitants of the district belonged to the fairly well-to-do strata of the population of Leningrad at that time (50% were scientific and creative intelligentsia, skilled workers and the highest engineering level of large Leningrad enterprises). To a large extent, the same stratum settled in state houses. This determined the homogeneity of the social environment and the high educational level. The insignificant migration of the population, the residence of children with their parents allows us to say that this situation has survived to this day. This is what determines the features of the electoral process and the reasonable exactingness of the population in the period between elections. This stimulates the deputies to work informally, responsible and professional. At the same time, more than 60% of the residents are pensioners, the rest are the working population, students and children of preschool age. nine0003

Investment climate.

Location of land plots free for attracting investments along transit routes (Vitebsky pr. , Tipanova st.), the presence of large infrastructure projects that are under completion (an overpass along Danaisky avenue, punching Vitebsky avenue to the ring road), as well as the existing the infrastructure of service and trade enterprises makes investments highly attractive and quickly paid off. At the moment, the following major projects can be distinguished: the construction of a shopping and entertainment center near the SCC (the investor is the French company Vincy Construction Grand Proge, the volume of investments is about 80 million dollars), the construction of a shopping center along Tipanova Street (the investor is the Piter ”, investments of about 30 million dollars), construction of the South Market shopping complex (investments of about 10 million dollars). Projects for the construction of 4 dealer auto centers with service areas are close to completion (total investment is about 2.5 million dollars). nine0003

Housing construction is actively developing: at the moment, more than 10 objects are being built, five of which are participating in the rehabilitation program for houses of the first mass series. To date, work under this program has been carried out in 3 Khrushchev houses (it is worth noting that this program and its first implemented projects have significantly reduced the intensity of passions during public discussions of intra-apartment development projects). At the same time, on the territory of the Gagarinskoye municipality, there is a significant area bounded by Dunaisky and Vitebsky avenues, Moskovsky highway and the lands of the Shushary state farm – the 14th quarter. After appropriate preparation of the engineering infrastructure, relocation of industrial and other enterprises, this territory will have significant investment attractiveness (comparable to the areas along the Pulkovskoye Highway). Thus, the territory of the municipality is developing dynamically, attracting investments and increasing tax revenues, creating jobs for the population of the district, while its investment potential has not been exhausted for the next 5–10 years.
