Work of a realtor, real estate agent

Similar names for the profession of a realtor:

Synonyms for the position of a realtor –

quite a lot: broker, real estate agent, real estate agent, real estate agency employee, real estate sales manager, real estate consultant, . ..

What is the most correct name for this profession?

The “legislative” title for this profession is real estate agent. Interestingly, the current legislation does not contain the concept of “realtor”

Who is a realtor (broker, real estate agent, real estate agent)?

A real estate agent is a specialist in the real estate market. A realtor is often an intermediary between the seller (or landlord) of real estate and the buyer (tenant) of real estate.

How much does a real estate agent earn?

Why are realtors paid so much money and why is a realtor’s salary considered highly paid despite the absence of a rate? An experienced realtor who knows how to quickly find the right property, negotiate and negotiate with people, can always count on a good reward.

Typically, clients pay a commission for real estate services: a percentage of the transaction (2-5% of the price of the apartment if it is a sale and 50-100% of the rental price if it is a lease). There are no fixed rates and price lists, since each real estate agency evaluates the quality of its work in very different ways.

What are brokers?

In large real estate agencies, agents are usually highly specialized, that is, they work with clients in their areas. In small agencies, the broker, due to the lack of clients, often works with all kinds of transactions.

If you decide to work as a real estate agent, you should understand that you may be offered a position in various departments, for example, buying and selling apartments, renting or buying commercial real estate, in the housing department.

So where to go to work:

In commercial real estate, realtors work with offices, shops, warehouses and other commercial facilities. In large and promoted real estate agencies, you can sign an average of 4-10 transactions per month.

In the purchase and sale of housing, where residential apartments are sold, a realtor, subject to a good agency, usually signs up to 4 transactions per month.

In the residential rental market, the frequency of transactions is much higher. But here the salaries are not as high as in the previous departments. In a residential lease, you can sign on average up to 15 transactions per month.

In the daily rental market, the frequency of transactions is the highest, of course, provided that there are customers. You can write agreements daily, but the earnings here are the lowest – we are talking about a fairly low commission of 100-500 UAH.

Who is better to work as a realtor:

It is usually recommended to work as a realtor, provided that you have a stable financial background to start working. It’s about time while you study, because in the beginning your earnings can be quite unstable.

What kind of experience will help you to become a real estate agent?

People who previously worked in similar areas, such as salespeople, sales managers, insurance agents and tourism agents, are more likely to adapt in this business. Although, sometimes teachers who have the skills to communicate with people can also easily master this profession. The most important quality for the profession of a realtor is communication skills, because this is working with people, and you will have to talk a lot. By the way, a realtor will often have to listen to information and communicate with clients on topics that are absolutely not related to his work. Many clients often just need to talk about their family or health problems, complain about ungrateful children, talk about a cat’s illness… And each of them should not only listen to the realtor, but sometimes reassure, give advice or help.

  • Flexibility and purposefulness. Such a quality as flexibility will also come to the rescue: both in one’s own position and in negotiations, creativity, which will help find a compromise. And purposefulness will not let a young specialist knock himself off his feet in this fairly competitive market.
  • The ability to listen, good manners and tact are also integral qualities of successful representatives of this profession.
  • Advantages and disadvantages of the profession:

    Pros of being a realtor:
    • High income

If you gain experience and have a source of clients (and usually these are real estate agencies), then the profession of a realtor can be safely considered highly paid.

    • No training or diploma required

Also a significant reason for the popularity of this profession is that real estate agent does not need to be trained in an educational institution. It is enough to be sociable, purposeful and mobile, the rest is up to the real estate agency, which usually prepares realtors in a few months.

    • Career progression available

In large real estate agencies there is an opportunity to make a career. An experienced and successful realtor can become an agent group manager or department director.

    • Free schedule, easy time off from work

A big plus in the activity of a realtor is a free work schedule, or more free than in other professions. Even if the real estate agency has a certain schedule “from and to”, then letting you go from work is usually not a problem for the manager, as in some other professions. Of course, the size of your salary is proportional to your work. If you want to get good money, at first you will have to work quite hard and even outside the work schedule.

    • Contacts and acquaintances

A real estate agent is a person who encounters many people every day and gradually acquires a large number of useful acquaintances and contacts.

    • Change of scenery

The work of a realtor is a job that is characterized by a constant change of scenery and the absence of a monotonous routine.

    • Good experience

A realtor in a year or two of his work gains invaluable experience, which helps him in the future of any activity related to people and communications with people.

    Disadvantages of the profession:
    • No rate

According to numerous studies, the profession of a realtor is included in the group of highly paid jobs, but it is usually not highly paid from the very beginning. The realtor does not have a rate, and his salary depends on the number of transactions that he was able to complete.
Therefore, in the first months of work, there is practically no financial stability, because until the realtor gains experience, it is difficult to predict your salary. Although it is not at all necessary that in the first months the realtor earns little – often the agreements and their number are simply unpredictable, or even random.

    • Not as easy as it seems

The work of a realtor is not as simple as it might seem at first glance. Finding clients in the real estate market is usually a very complex process, and knowledge and experience about the real estate market must be acquired. Therefore, starting to work as a realtor without a real estate agency is usually unprofitable. A real estate agency should also be chosen by popularity, because large and well-known agencies have a much larger customer base, better organization of work and more advantages in the market, and this is extremely important in the work of an agent.

    • Emotionally active work

The work of a realtor is work with people, so this profession is quite emotionally loaded. For emotional people who are used to taking everything to heart, it will be more difficult to cope with the development of a new job.

    • Always in touch

Realtor is a profession that requires you to always be in touch. A switched off phone is a luxury, every experienced real estate agent understands this.

What a real estate agent should know and be able to:

    • A real estate agent should know the state, prices, features of the real estate market in which he works
    • Must be able to deal with real estate
    • Must be able to process real estate documents
    • Must be able to value real estate

    What should the agent do?

Not all intermediaries in the real estate market can provide quality services or services in full.
But we will try to enumerate the maximum list of services provided by large real estate agencies:

A realtor can provide the following services:

    1.
