According to the magazine Robb Report Russia, 5’2013, the world’s most expensive modular home is called The Millard House aka La Miniatura located in Pasadena, California. This villa with a living room, dining room and four bedrooms is hidden in a secluded hollow among eucalyptus trees and is perceived as an integral part of the landscape. It was built for antique dealer Alice Millard in 1923 by Frank Lloyd Wright. Here, for the first time, the architect used blocks of concrete with a relief pattern. In 2013, the villa was sold for $4.5 million.

Wright considered this house the first “Usonian” building, reflecting the architect’s dream of an ideal America. Frank Lloyd Wright’s “Usonian” or “Usonian”, “North American” style – from Usonia, an acronym for U.S.O.N.A. /Unites States of Northern America. Beginning in 1936, Frank Lloyd Wright designed and built about 50 Eusonian houses: single-storey buildings surrounded by gardens; compact, economical and technological with flat roofs. Such houses were intended for citizens with an average income. In the early 1920s, the great American architect Frank Lloyd Wright was deeply saddened by the fate of concrete blocks. “So what is a concrete block? For years, it remained the cheapest and ugliest item in the building world. He huddled in the back of architecture – he had to imitate the texture of stone. Is it really impossible to change the fate of this outcast?” Wright wrote. His idea was as follows: he proposed to make concrete blocks of non-standard cubic shape, hollow inside, with holes at the top and bottom, and string them on reinforcing bars, like beads on a thread. Or as a transverse thread in the weaving of a fabric – it is no coincidence that Wright called his blocks “textile”. With this design, much less cement mortar was needed, the wall surface looked neater and could be perceived as a single decorative plane. Because Wright, of course, was not satisfied with just one constructive idea – he turned concrete blocks into an aesthetic statement. He came up with the idea of ​​covering the visible surfaces of the cube with an ornament in the spirit of the Mayan Indians.

Trust in his own intuition (and not in engineering calculations) led to alterations and rebuilds, sometimes even at his own expense. The California period of the architect’s career perfectly illustrates all the pros and cons of Wright’s character.

In the 1920s, the orange groves of Southern California were being turned into Hollywood movie sets. A massive migration of actors, directors and writers from the East Coast to the West began. The aliens who made their fortunes in the film industry began to build their own homes in the Hollywood Hills. This is where they needed architecture. Wright’s first California building was the home of Elin Barnsdale (1921), an oil heiress, philanthropist, failed actress and “salon Bolshevik”. Here Wright first used the California Romanza style: a collage of Egyptian and pre-Columbian Mexican architecture with some beaux-art formality added.

The idea had two sources: they reminded Frank of his childhood Froebel Gifts building blocks, and they seemed like a way to make building cheaper through standardization. Reinforced concrete blocks (approximately 40 × 40 × 20 cm) were cast into molds with stylized ornaments. Of these, double walls were erected with a small gap for heat and sound insulation. Theoretically, no qualifications were required to cast the blocks, anyone could do it for a minimal fee. The combination of manual labor with standardization was to give the house a unique texture and make it financially accessible to the masses. In theory, everything was great, in practice there were problems. Blocks cast by inept workers often had to be recast several times. The rebar inside the blocks would begin to rust, and after a few years the blocks cracked and sometimes fell apart.

La Miniatura (1923) is considered Wright’s absolute masterpiece, although it was not without technical problems. The customer, a collector of rare books and antiques Alice Millard, showed miracles of patience, generosity and trust in the architect. As later with The House Over the Falls, Wright chose a picturesque site that seemed unsuitable for construction – a deep ravine with two picturesque eucalyptus trees.

Wright’s customers were Charles Ennis, a millionaire who made his fortune in the department store chain, and his wife Mabel. Ennis was keenly interested in Maya culture, which is why, in fact, he commissioned such an unusual project. A large budget and common tastes with the customer allowed Wright to turn around – the scale of the building cannot be called anything other than grandiose. Outside, it does not make a residential impression – it rather looks like an ancient temple. The impregnable image is somewhat softened by the texture of concrete blocks: they divide the high walls into small cells, the cells themselves are also lined with deco brackets. As a result, the facade of the house, especially in the rays of the setting sun, seems like a luxurious patterned fabric with a slight relief – an effect due to which the term “textile houses” is often mistakenly attributed not to constructive, but to Wright’s decorative solutions.

The bleak appearance of the Ennis house’s facade is softened by the texture of the concrete blocks and the soft sand color of the walls.

Inside, the house makes an ambivalent impression. Its immensity and solemnity do not disappear anywhere: high ceilings, long corridors, twenty-seven stained-glass windows – at times it seems that you have entered the cathedral, and not into the living space. On the whole, however, Wright managed to curb the desire for megalomania in this project, primarily because he abandoned his beloved free layout. The Ennis house is clearly divided. There is a front part: a living room with a balcony overlooking Los Angeles, a symmetrical dining room, which is decorated with the rarest golden glass mosaic panel in Wright’s creative heritage, a pool in the courtyard. This pool, however, appeared in the house only at 1940s, although Wright designed it right away – it goes along a long corridor connecting the state rooms with much more modest and restrained bedrooms. And in all rooms, Wright very delicately plays with scale, “breaking up” empty and echoing spaces with articulations and details: either by a height difference of two or three steps, then by a row of partition screens, then by a niche, then by a bronze panel, then by a mosaic above the fireplace.

The fate of the Ennis house turned out to be rather dramatic. It was Wright’s last work in the “textile” style: conflicts with Ennis forced him to abandon the idea of ​​ornamental concrete blocks. Despite disputes with Wright, the owners of the mansion loved and lived in it for quite a long time – only in 1968 it was bought by a certain Augustus Brown. At 19Brown donated the house to the Society for the Preservation of Cultural Heritage in 1980. The community celebrated this act of kindness by renaming the monument “Ennis-Brown House”.

Even though it was no longer a private property, the magnificent building lived a full life – it was constantly filmed. In fact, the process began back in 1959 – it was the Ennis house that was the main character of the legendary horror movie The Haunting of Hill House with Vincent Price. There are more than twenty titles in the filmography of the house – from the computer fantasy “The Thirteenth Floor” to the action movie “Rush Hour” with Jackie Chan. Ridley Scott used the house twice – in Blade Runner (1982) and Black Rain (1989). David Lynch said of him: “Entering the Ennis house is like entering heaven.” A beautiful phrase, although the gloomy creator of Twin Peaks has, of course, not quite ordinary ideas about paradise.

But even in heaven there are troubles, and for the house of Ennis-Brown, they began in 1994 – it suffered during a devastating earthquake. Fundraising for its restoration was extremely slow – ten years later, in 2004, the house was still in a “vulnerable” state. And higher forces dealt a new blow to the building: the winter of 2004 turned out to be unusually rainy in California, and the Ennis’ damaged house suffered from moisture and wind. Wright could not have foreseen such misfortunes – in his time, the California weather was not so capricious. The house was completely closed to the public and urgently began to organize the non-profit Ennis House Foundation – a prominent role in it is played by Wright’s son, Eric Lloyd Wright, who also became an architect. The foundation estimated the building’s conservation work at $5 million. All fifteen were needed for a complete restoration. A million and a half received from the government of California went to make the Ennis house safe for tourists and thus raise a little more money for the restoration.
